Hiring decisions

What should you ask about a replacement roof schedule?

Discuss material delivery, access, weather changes, inspections and completion responsibilities before choosing a project date.

Separate availability from project duration

Ask when the provider can assess the roof and what must happen before installation is scheduled. Material selection, delivery and other project requirements may have separate milestones. The referral website does not confirm a contractor's availability or guarantee a start date.

Ask about the work stages

Discuss delivery, disposal, removal, installation and completion checks. Ask which stages affect driveway use or entrances and what the provider expects you to arrange. A single estimated duration does not explain the practical impact of the project; request enough detail to plan around normal use of the home.

Agree on updates when conditions change

Ask how weather, supply issues or discovered damage change the plan and who contacts you. Identify responsibility for protecting the property between stages. Put the communication process in the project notes so expectations remain clear when a proposed date changes.

Define completion and remaining work

Ask what constitutes completion, which inspections or documents apply and whether cleanup or separate trades remain. Review payment timing against the written agreement. Keep the schedule discussion with the estimate and changes. A general guide cannot promise a timetable or resolve responsibility for a particular delay.

Prepare the relevant assessment.

Explain access and occupancy constraints when requesting a full replacement estimate and ask how schedule changes are communicated.
